What size suites do you offer?

Our suites range from 1,000 to 3,000 square feet, depending on the location. We specialize in small bay industrial flex space — the right size for contractors, e-commerce businesses, and light manufacturers who need more room than an office but less than a full warehouse.

What are the lease terms?

We typically offer 1-year, 2-year, and 3-year lease terms. Longer terms may qualify for reduced rates. We also occasionally offer month-to-month options for tenants with specific needs. Contact us to discuss what works best for your business.

Can I customize or build out my suite?

Yes. Many of our tenants add partition walls, mezzanines, specialized lighting, or office space within their suites. We work with you on a build-out plan and can often offer tenant improvement allowances on longer leases.

What types of businesses are in your spaces?

Our tenants include HVAC and plumbing contractors, e-commerce fulfillment operations, craft breweries and distilleries, CrossFit gyms and fitness studios, creative and photography studios, and light manufacturing companies. If your business needs a professional space with drive-in access and high ceilings, we are likely a great fit.

Do suites come with restrooms and office space?

All suites have access to restroom facilities. Some suites include a built-in office area, and others can be customized to add office or mezzanine space. Ask us about your specific needs during a tour.

Is 24/7 access included?

Yes. Every tenant receives secure key card access that works around the clock, 365 days a year. Your space, your schedule — no restrictions on when you can work.

What utilities are included in the lease?

Water, sewer, and trash are typically included. Electricity is metered individually per suite. HVAC is included in all suites. Specific inclusions may vary by location — we will provide a detailed breakdown with your lease proposal.

How do I apply for a space?

Start by filling out our Check Availability form on any location page. We will review your application, schedule a tour, and if it is a good fit, you can have your keys in as little as two weeks. You can also call us directly or visit our Contact page.

What if all suites are currently leased?

Our spaces fill up fast. If a location is fully leased, submit your information through our availability form and we will place you on the priority list. You will be the first to know when a suite matching your needs opens up — often before it hits the market.

Where are you located?

We currently operate in three markets: Asheville NC, Durham NC, and Columbia SC. All locations are strategically positioned near major highways for easy distribution and logistics access. We are actively exploring expansion into additional Carolina markets.
